Buyer's Estimated Fees,Costs and paperwork:
Records office:
0,004% of purchase price in fees.
Attorneys:
1% of the first 45.000,00 and 0,5% of the remaining value
[NOTE: fees are collected from the highest of either the
assesed value or the declared value]
Two attorneys required
Property Title Search:
Normal cost is 250 to 300 Euro.
Notary Public:
2% of highest value (assesed or declared)
Purchase Tax:
7% of the first 15.000,00 Euro and 9% of remaining amount.
Estate Agent Fees:
2,5% of the real value plus 13% V.A.T. of this amount.
Tax conditions:
There is no annual property tax. New owner however, needs to
report the property every year to the tax authority (form E-9),
first by registering with the local tax office and obtaining a tax
identification number.
Other Requirements:
Buyer is to furnish documents form his/her financial institution
or consulate as to the origin of the funds used for the purchase.
